A regularly serviced and maintained boiler should operate efficiently, but it will lose some heat in the scorching fumes that escape up the flue (a pipe for removing fumes and supplying fresh air to the boiler). Modern boilers are more efficient for a number of reasons, but their main benefit is that most are condensing boilers. A condensing boiler has a bigger heat exchanger, so it recovers more heat, and sends cooler gases up the flue and is, therefore, more heat efficient and less expensive to run.

If you are a landlord or manage rental properties, then you will need a valid gas safety certificate.
Officially, landlords have to have an annual gas safety inspection if there’s a gas supply within the rental property. A copy of the Gas Safety Certificate has to be given to tenants every year. New tenants should be given the certificate at the beginning of the rental; the check must have been completed within the 12 months before the new tenant moved in.
Appliances, installations, pipe work, and air vents must be checked to ensure they’re safe to use. Only a Gas Safe-registered engineer is allowed to carry out inspections and repairs.
